Not necessarily. Most of our custom home clients come to us with a completed or near-completed set of architectural plans and need a GC to execute them. If you don't have an architect yet, we can refer you to firms we've worked with successfully, though we don't do design in-house at Built PNW — that's what our sister company, Axiom Design Build, offers.
Construction costs typically run $400–$600 per square foot depending on finish level and site complexity, separate from architectural and engineering fees you've already committed to. We give a detailed line-item bid based on your finished construction documents, not a rough per-square-foot guess.
We flag the issue to the architect immediately with our recommendation and let them make the call — we don't make design decisions unilaterally. This is one of the most common failure points in GC relationships, and it's the one we're most disciplined about.
10–14 months of active construction for a typical 2,500–4,000 square foot custom home, depending on site conditions, permitting delays, and material lead times. We build a realistic schedule based on your specific project rather than a generic estimate.
